Purpose
- Under general direction of the Facility Manager, the Senior Facilities Engineer is responsible for organizing, monitoring, and supervising building facility maintenance operations including both hard and soft Facility Management (FM) services.
Key Accountabilities
Operational
- During Tenant move outs, inspects vacant units and surrounding areas in coordination with the tenant and the Assistant Property Manager (APM) to recommend refurbishing / reconditioning, completing repairs / renovations.
- During refurbishment of vacant units, supervise and direct the work of the vendors and handover the refurbished unit as per the agreed timeframe to the APM.
- In coordination with the Facilities Executive attend to daily emergency maintenance requests from the tenants as they arise.
- In coordination with the Facilities Executive, attend maintenance and repair jobs to ensure all jobs are completed as per Seddiqi standards.
- Acquire daily property updates from respective property watchman/Service providers and perform facility inspections and submit inspection reports for FM review on conditions in buildings and recommended actions to be taken.
- Monitors all vendor performance as per PPM schedule and SLA’s (number of calls responded to, execution time, etc) and provide monthly report to Facility Coordinator (FC).
- Review tenant notices for scheduled maintenance work and ensure the schedule has been communicated to the Tenants
- In coordination with Facilities Executive regular follow up on pending maintenance jobs with vendors.
- Review and validate 52 weeks Planned Preventive Maintenance (PPM) Schedule and monitor effective completion of PPM as per the schedule.
- Review and validate all reports from vendors (reactive or PPM).
- Review customer feedback and escalate any issues for improvement to Facility Manager.
- Ensures that all required third party inspections are conducted and reports are completed on a timely basis as per the local authority requirements.
- Coordinate with relevant departments and authorities to secure required approvals and permits i.e. Civil Defense Approval, Police Permission, Department of protective systems DPS Approval and Inspection, Permission for hoarding erection and removal, etc.
- Manage the implementation of major renovation and capital improvement projects on the assigned properties.
- Ensures proper asset register are maintained with labeling and classification of all assets in coordination with FM and relevant vendors. Ensures that information is accurately captured and maintained in the system.
- Provide inputs and assist FM in annual Maintenance Budgeting
- Monitor and analyze energy consumption and propose energy saving initiatives.
- Assist FM in taking over new and existing properties including managing snagging, de-snagging, Defect Liability Period (DLP) etc.
Compliance Management
- Ensures compliance with building, Health and Safety regulations and Environmental codes.
- Review risk assessment and method statement prior to the project or maintenance work and ensures all service providers strictly adhere to this
- Review Civil / MEP drawings submitted by tenant for the renovation of commercial office or retail unit. Submit to relevant Consultant for final approval. Prepare NOC and coordinate with PE to obtain signature.
- Conduct quarterly performance review of service providers and audits based on agreed SLA’s and KPI’s and take steps to address gaps.

Qualifications And Experience

- Bachelor Degree or equivalent in MEP/Civil Engineering

- 5-8 years job related experience
- Minimum of 6 Years’ Experience in facility management
- Minimum of 2 years supervisory experience
